What it does

Moving mid month splits rent by days. A 2000 lease with 10 occupied days in a 30 day month bills 666.67, not half. Daily rate times occupied days keeps both sides fair.

The tool above takes monthly rent, days in month, and occupied days and returns prorated rent, daily rate, and unused share. The defaults 2000, 30, and 10 match the worked example, so the page opens showing $666.67.

Daily rate is rent over days in month: 2000 / 30 = 66.67 per day. Prorated multiplies by occupied days. Unused subtracts from full rent. Leases vary on counting move in versus move out day, so confirm which nights count before billing.

This is cash math, not legal advice. Deposits, fees, utilities, and local proration rules sit outside. February needs 28 or 29 days to stay exact.

This page shows the formula, one full hand checked example at 2000 for 10 of 30, a reference table, and practice checks that run through the tool.

How to use

  1. Type full monthly rent.
  2. Type days in that month: 28, 29, 30, or 31.
  3. Type occupied days with keys.
  4. Read Prorated rent as the main result.
  5. Read Daily rate to quote per day.
  6. Read Unused share to reconcile the month.

Formula

Daily = rent / days in month. Prorated = daily x occupied. Unused = rent minus prorated.
rent
Full monthly rent in dollars.
days
Days in the specific month.
occupied
Days billed in that month.

Some leases use 30 days always or bankers 30/360. This tool uses actual month length you enter. Confirm move in versus move out counting in the lease.

Worked example

Example: 2000 for 10 of 30 days

Rent 2000, 30 day month, 10 days occupied. Find prorated rent.

  1. Daily: 2000 / 30 = 66.6667.
  2. Round daily: $66.67 per day.
  3. Prorated: 66.6667 x 10 = 666.6667.
  4. Formatted: $666.67.
  5. Unused: 2000 minus 666.67 = $1,333.33.
  6. Check: 666.67 + 1333.33 = 2000.

Reference table

Prorated at 2000 rent
Month10 days15 days
28 days$714.29$1071.43
30 days$666.67$1000.00
31 days$645.16$967.74

Limits

  • Cash only. Lease terms and local rules control disputes.
  • Actual month length form. 30/360 leases need other math.
  • No fees, deposits, or utilities here.
  • Rounding to cents can leave a cent gap. Agree where it goes.

Common mistakes

  • Using 30 days for February.
  • Counting move out day on both sides.
  • Dividing by occupied instead of month days.
  • Forgetting daily rounding versus prorated rounding.
  • Billing full month after early move out without lease basis.
