Pet Deposit Calculator
Pet deposit total with one and two month cap references.
What it does
Pet deposits price the extra risk of claws, chew, and accidents. Most leases state a per pet amount, while states and cities set the ceiling, often near one or two months rent for all deposits combined. This page adds the lease side and shows the common cap references beside it.
The default is $1,500 rent with one pet at $300. The deposit is $300.00 against a $3,000.00 two month reference. With zero pets the total is $0 and the references simply frame the lease.
Caps matter more than arithmetic. A lease term above the local cap is not enforceable in many places, and some cities treat pet deposits as part of the general deposit while others allow a separate pet share. Check the current rule for the unit address.
Use this as a lease check. If the manager quotes above the tool plus the cap, ask for the clause and the statute before signing.
How to use
- Enter the monthly rent.
- Enter the number of pets.
- Enter the deposit per pet (0 if none).
- Read the total first, then the cap references.
- Compare the total with the lease and local cap.
Formula
- rent
- Monthly rent in dollars.
- pets
- Count of pets on the lease.
- per pet
- Refundable dollars per pet.
Deposits follow the lease plus state and city caps, which move often. Some places bar separate pet deposits while others fold pets into the general cap. Read the current local rule before paying.
Worked example
Example: one pet on $1,500 rent
Rent $1,500, 1 pet, $300 per pet.
- Pets share: 1 x 300 = $300.00.
- One month cap reference: $1,500.00.
- Two month cap reference: 1,500 x 2 = $3,000.00.
- Tool shows $300.00 deposit on $1,500.00 rent.
- Deposit sits well below the two month reference, so the lease term controls.
